The Ocean Avenue Community Benefit District was formally established in December 2010 with a 15-year term to support the vitality of the Ocean Avenue corridor.

The district originally comprised 148 properties fronting Ocean Avenue from Manor Drive on the west to Interstate 280 on the east. In 2025, the district successfully completed its renewal and expansion, extending its boundaries to include the commercial corridor of Ocean Avenue in Lakeside Village from 19th Avenue to Junipero Serra Boulevard.
